- Total cost, not rate. Compare the all-in cost of the smallest 3 BHK with the 2 BHKs you are considering — carpet area, floor, parking, GST and stamp duty included.
- Space you will use. An extra bedroom can become a study, a parents' room or a work-from-home space. Decide whether that is worth the higher ticket size.
- Timeline. The Westpark is under construction, and the next towers are still to be registered. A ready or near-ready 2 BHK elsewhere may suit a near-term move better.
Option 2: A 2 BHK nearby
Lokhandwala, Oshiwara, Versova and the Link Road belt all have registered projects with 2 BHK options. Compare them on the same basis — RERA carpet area, all-in cost, possession date and building quality — and check each MahaRERA registration yourself.
