Start with the registration number, then check exactly which project, phase and tower it covers. A well-known development name is not enough — large projects are often sold under one name while each phase is registered separately.

How to check any number
- Go to the MahaRERA portal and open the registered-project search.
- Enter the exact registration number.
- Match the project name, promoter, location and building to your documents.
- Read the approvals, plans, completion date and quarterly updates — not just the fact that a number exists.
What the number does not tell you
It does not tell you what is available today, your negotiated price, the condition of a resale flat, or whether a promise made at the site office is in your agreement. Have the unit documents checked alongside the project record, and ask in writing if the marketing name, promoter or phase differs between documents.
The practical takeaway
The number, the tower and the promoter name must all line up across the MahaRERA record, the brochure and your agreement. If one does not, stop and ask before paying a token.
