"Ready" means ready for you to move in — not a finished lobby, a furnished sample flat or a promise of keys next week. There are two places to find one: resale flats in occupied societies, and completed unsold units with a developer. Either way, the test is the same: the right occupation certificate for your exact flat, and a seller who can hand over vacant possession.
Pick the area around your week
In the western suburbs, the usual search runs across Andheri West, Versova, Lokhandwala, Juhu, Vile Parle West, Santacruz West, Khar and Bandra West. Choose two or three pockets before you choose twenty buildings. Test the office journey at your normal departure time, and factor in the school run and visits to parents.
Portals often group Thane and Navi Mumbai into "Mumbai". Keep them separate — the commute and the approving authority are different.
Two pools, two sets of questions
- Developer inventory. Ask for completed, unsold units, and an occupation certificate that covers the relevant building and floors.
- Resale. Ask for the title documents, society NOC and loan-release papers before any token payment.
Portals help you find leads. They do not prove that a listing is current, that the photos show that flat, or that the person taking your money can sell it.
Check what "ready" actually covers
- OC coverage. BMC issues part occupation certificates, so permission for one wing or set of floors does not automatically cover the whole building. Match the building, wing, floor and flat number.
- Title. Have a lawyer check the title chain, existing loan release, society records and sale terms.
- The flat. Check water supply, lifts, leakage, parking and pending major repairs.
- Handover. Agree in writing when the current occupant leaves and which fittings stay.
The practical takeaway
Compare the total cost of a home you can actually occupy — including repairs and moving. A lower asking price loses its appeal fast if possession is uncertain or a large repair bill is coming.
Frequently asked questions
Does an occupied building prove my flat has an OC? No. Check the actual certificate and what it covers.
Are ready flats only available as resale? No. Completed developer inventory is another route.
Should I pay a token to hold a portal listing? Not before you have verified the flat, the seller and the refund terms in writing.
