DLF earns in two ways: building and selling property, and owning offices and malls that it rents out. They are different businesses with different cash flows. For a buyer at The Westpark in Andheri West, the useful lesson is simple: a strong launch headline and the safety of your own purchase are two separate questions.
1. Developing property for sale
Land and development rights are turned into homes. The selling price has to cover land, approvals, construction, finance and marketing before there is any profit. DLF reported FY26 new sales bookings of ₹20,143 crore on its May 2026 earnings call — a bookings figure, not profit and not cash in the bank.
2. Owning property and collecting rent
DLF also holds offices and retail assets, including through DLF Cyber City Developers Limited (DCCDL). A sale brings in money once for handing over an asset; a lease brings in payments for its use. Rent still has to cover maintenance, financing and future spending — it is not free money.
3. Bookings, collections and revenue are three different numbers
- Bookings: what customers have agreed to buy.
- Collections: cash actually received in the period.
- Revenue: income recognised in the accounts.
DLF follows completed-contract accounting for its development projects, so revenue from a project is recognised later, around completion. In August 2026 it also began showing development and rental results separately. Read those disclosures before comparing one quarter with another.
What this means for a Westpark buyer
The Westpark's Phase 1A sold all 416 homes for over ₹2,300 crore. That shows demand. It does not mean that money is available to every DLF project, or that a rental business guarantees your flat's resale value. Your rights sit in your documents: the legal promoter (Westpark Developers Private Limited), the registered phase, the payment schedule and the possession terms.
The practical takeaway
Use the company's accounts to understand the developer. Use the MahaRERA record and your agreement to understand your purchase. A profitable company and a suitable flat are two separate assessments. Our Westpark Phase 2 update covers what DLF has told investors about Mumbai.
