Everyone's reported the ₹711 crore Juhu deal. Here's what it actually means if you're buying on Juhu Tara Road.
What the record deal means for Juhu property
On 22 September 2026, Embassy Developments told the stock exchanges it had signed a memorandum of understanding to sell a complete residential tower in Juhu to Dinesh Thakkar, founder, chairman and managing director of Angel One. The value: approximately ₹711 crore. The developer has called it the largest single residential unit transaction in India.
Headlines will focus on the number. For anyone buying in Juhu, the details underneath are more useful.

About Embassy Terazza
Embassy Terazza sits on a little over two acres on Juhu Tara Road. It is planned as a low-density development of about 50 residences across five towers, with one home per floor, and Embassy estimates its total gross development value at over ₹3,000 crore. That means this single transaction accounts for nearly a quarter of the project's expected value.
The project is being built under a development management model, in which the developer develops and manages a project on behalf of the landowner. Embassy says it launched in Mumbai within the last 18 months; its other Mumbai Metropolitan Region projects include Embassy Citadel in Worli and Embassy Serenity in Alibaug, alongside Embassy Park in Panvel and Embassy One in Thane.
Is it really India's biggest home deal?
That is how Embassy describes it: its stock-exchange filing calls it the largest single residential unit transaction in the country. Two caveats are worth keeping in mind.
The deal is still at the MoU stage. Final registered values can differ.
The record is about size, not rate. At around ₹1.13 lakh per sq ft of carpet area, it is the 63,000 sq ft bought in one go that makes the total so large.
What this means for Juhu
It confirms Juhu Tara Road as a trophy address. A buyer of this profile choosing Juhu over Worli or Malabar Hill says something about the location's pull — sea frontage, established neighbourhoods, and a long history as home to business and film families.
It is not the market rate. By our estimates, new launches on Juhu Tara Road currently trade at around ₹80,000–90,000 per sq ft. The Terazza deal was struck well above that. A single trophy deal sets a ceiling for one kind of asset; it does not reprice a typical apartment on Juhu Tara Road.
Terazza is an outlier
Even on Juhu Tara Road, the project stands apart: it is sea-facing, carries the Embassy brand and sits on a trophy address. The ₹711 crore figure is also a bulk price for an entire 63,000 sq ft tower. We expect the developer to price single units higher, closer to ₹1.25 lakh per sq ft (Khojmaster's estimate).
It reflects a growing preference among the very wealthy for whole buildings. Rather than the finest apartment in a shared tower, some buyers now want an entire structure — full control over privacy, security, design and access.
The practical takeaway
If you are buying on Juhu Tara Road, use records like this as context, not as a price reference. What matters for your purchase is the carpet-area rate for comparable buildings on your street, the age and redevelopment status of the building, the view you are actually paying for, and what's included in the quote.
