Overview

Juhu is one of Mumbai's most established premium addresses: a beachfront suburb between Santacruz, Vile Parle and Andheri West, known for its coastline, its social standing and its quieter residential lanes.

Its homes fall into a few distinct pockets:

  • Juhu Tara Road: the sea-facing stretch, home to the area's most expensive new towers.
  • JVPD: the planned grid of NS Roads, Vaikunthlal Mehta Road and Vidyanidhi Marg, with former bungalow plots now largely redeveloping into boutique towers with few homes per floor.
  • Gulmohar: Gulmohar Road and its cross roads, green interior streets with a mix of ready and under-construction buildings.

Rates within a building vary with floor, view and inventory. Treat these as quoted starting points, not final prices, and always ask for the all-in cost: floor rise, parking, taxes, stamp duty and registration.

Headline deals are not benchmarks. The reported ₹711 crore deal for an entire tower at Embassy Terazza works out to about ₹1.13 lakh per sq ft. It was a single deal for a whole building, not a price for one apartment. Read our analysis.

Why Consider

Juhu's appeal is less about speculation and more about address value.

  • Controlled supply: development land is limited, and new homes come mostly from redevelopment of older buildings and bungalow plots.
  • Boutique buildings: many new projects have few homes per floor, and some have one, which buyers value for privacy.
  • Established surroundings: schools, hospitals, retail and the beach are already in place, with no waiting for a neighbourhood to mature.
  • Connectivity improving: the JVPD flyover and the Versova–Bandra Sea Link are both under construction (see Infrastructure).

The trade-off: Juhu's entry price is high, and the best-located new homes are often several years from possession.

Connectivity

  • Road: Juhu Tara Road connects south to Santacruz and Bandra. The Western Express Highway, SV Road and Juhu–Versova Link Road link it north and east.
  • Rail: Vile Parle and Santacruz stations on the Western line are the nearest local-train stations.
  • Airport: about 7 km to Chhatrapati Shivaji Maharaj International Airport from JVPD.
  • Peak-hour pinch point: the 2 km stretch through the JVPD junctions can take up to 45 minutes at peak. The JVPD flyover, under construction, is designed to cut this to about 20 minutes.

Infrastructure

  • JVPD flyover (BMC): 1.75 km, from the end of the CD Barfiwala flyover to Juhu–Versova Link Road, bypassing five junctions. Cost ₹460 crore; target completion May 2028. Four of its five phases are in construction, and the fifth depends on Metro Line 2B work. Our analysis
  • Versova–Bandra Sea Link (MSRDC): under construction, about 31% complete as of May 2026, with completion pencilled in for May 2028. Its Juhu Koliwada connector now ends at Relief Road, and the JVPD flyover is being designed with an arm connecting to the sea link. Our analysis
  • Defence restriction eased (3 August 2026): the Ministry of Defence cut the restricted construction zone around the Signal Transmitting Station at Juhu from 500 metres to 100 metres. This is not a lifting of height limits, which come from a separate aviation regime. Our analysis

All dates above are targets, and targets can move. Buy for what the location offers today, and treat infrastructure as a future benefit, not a reason to stretch your budget.

Who Should Buy

✔ End-users and families who want an established coastal address and are buying to live.

✔ Long-term holders who value capital preservation over short-term gains.

✔ Buyers who prioritise privacy: Juhu has an unusual number of boutique, few-homes-per-floor buildings.

Juhu is not ideal for entry-level or quick-flip buyers, given its high base prices.

Market Sentiment

Sentiment in Juhu remains confident and grounded in fundamentals rather than hype:

  • Limited land and redevelopment-led supply keep new inventory controlled.
  • Large transactions continue: in September 2026, an MoU was reported for the purchase of an entire tower at Embassy Terazza for ₹711 crore.
  • The August 2026 easing of the defence restriction could revive redevelopment talks for older buildings in the affected belt, though any repricing will follow actual approvals, not the notification.
  • Two connectivity projects with 2028 targets, the JVPD flyover and the Versova–Bandra Sea Link, support the long-term case, but neither changes daily life yet.
